Roof capture reports
With the significant rainfall across much of Australia's East Coast over the past 12 months, there has been an increase in the number of leaking roof claims across the membership. Leaking roofs are common because they often go unnoticed, being out of sight and rarely accessed.
To support the membership in preventing water ingress from building roofs, Xenia Mutual have provided roof capture reports to help identify any concerns/defects that can be addressed to reduce risk and prevent issues occurring.
How were images and reports obtained?
The images were obtained by a helicopter, specifically for the purpose of providing roof capture reports. Once all the relevant detailed images have been captured, Al would then identify many risks and priorities, which would then be filtered through to a team member who will review each of the Al identified risks and decide if it should be included in the report or not.
Each report will provide images of identified defects and will also include a priority risk rating, defect type, location, and comments for action.
Priority risk rating
| Priority risk rating | Action |
| Priority 1 | Priority 1 is critical and urgent action is required. |
| Priority 2 | Priority 2 is important and efficient action is required. |
| Priority 3 | Priority 3 should be inspected and monitored. Actioning these items can prevent them growing into priority 1 and 2 issues. |
Action and next steps
Being proactive in dealing with the highlighted defects will help minimise risk and ensure safety. Once the defects have been actioned, you can confirm the completion by providing any of the following:
- Images of the completed roof report risks
- Video footage of the completed roof report risks
- Invoices from a trade that hasbeen appointed to clear the roof report risks
- Reports from a trade that have been appointed to clear the roof report risks
- In writing confirmation that the roof report risks have been completed
It is highly recommended that your roof and gutters are checked regularly as part of your maintenance plans, especially when there is bad weather forecasted.
